What do you do for property managers?
Work orders, smoke alarm and safety switch compliance, tenant repairs, and checks between tenancies. We send the property manager a short report with photos so the owner can see what was done.
Can you collect keys and arrange access?
Yes. We can collect keys from your agency and attend while tenants are out. Routine testing during a tenancy needs proper notice using an Entry Notice (Form 9).
How much is a rental compliance check?
Smoke alarm inspection and safety switch testing is from $149 inc GST. A property electrical safety inspection is from $199 inc GST, and smoke alarm replacement is from $89 inc GST per alarm.
Do rental properties need safety switches?
Yes. The Residential Tenancies Authority says all power point circuits in rental properties must have a safety switch. If one is missing, the owner must have one installed by a licensed electrician. See our landlord guide.
Is the work guaranteed?
Yes. We are licensed and insured (Queensland Electrical Contractor Licence 91200, $20 million public liability insurance), all work is done to Australian Standards (AS/NZS 3000), and our workmanship is backed by our satisfaction guarantee.
